Sometimes questions arise regarding the proper classification of property as being real or personal. Real property is described as land and improvements of a permanent nature. The Schedule of Values developed for the revaluation contains a list of specific items and their appropriate classification as either real or personal.
By definition, any property which is not classified as real property is considered to be personal property. Manufactured homes may be classified as real property if they meet certain statutory criteria; the moving hitch, wheels,and axles have been removed, it is on a permanent foundation (set up according to local building code), and the structure is situated on land owned by the owner of the home.
