Effective March 1 Onslow County will require a foundation survey that demonstrates locational compliance for any residential construction projects proposed to be located within 12-inches of a required setback. This applies to any enclosed structure requiring a building permit. The foundation survey must be approved by staff in lieu of the setback inspection and will become part of the inspection record. Subsequent inspections will not be scheduled until this has occurred.
Projects subject to this requirement will have this condition printed on the associated zoning permit. Builders who routinely submit for building permits may elect to sign a blanket affidavit acknowledging this requirement for all projects.
For all other setback inspections, it is the responsibility of the applicant to accurately mark property lines for the zoning officer to verify the proper location of the structure. If in any circumstance the property line cannot be determined, we reserve the right to request a foundation survey. In the event the structure does not reflect the location indicated on the approved site plan submitted with the application, it will be necessary to provide updated and accurate plans for the record.
